Our letting service is designed for landlords who require a professional agent in order to secure a tenant at a premium rent but who are happy to oversee the day to day running of their properties.
We provide the following services on your behalf to ensure every requirement is fulfilled to complete the letting arrangements for your property.
We will meet you to inspect and assess your property, discuss our service in detail and agree on a marketable rent.
To ensure maximum exposure your property will require appropriate marketing e.g. clear bright photographs which will ensure to capture tenant interest on our web site, daft.ie and myhome.ie websites. A "To Let" board will be erected where appropriate.
We will arrange viewing times to suit prospective tenants including evenings and weekends. If you or your current tenants are in occupation of the property then all viewings will be strictly by appointment only.
We will carry out reference checks on any prospective tenants to establish their suitability and the authenticity of their references. These will include employer reference, previous landlord reference, proof of ID, PPS numbers and a bill from their previous address. If a prospective tenant is self-
We will prepare a Law Society Lease Agreement with either a Fixed Term Contract or a Part 4 Tenancy, whichever is more appropriate.
We will collect the first month's rent and a security deposit which will usually be the equivalent of one month's rent. You will need to return this deposit to your tenant on termination of the Lease Agreement subject to the terms of the lease being adhered to.
An Inventory of the contents of the property will be prepared and the tenant will be required to check this on commencement of the tenancy and to complete a Statement of Condition.
The meter readings for gas and electricity (and water rates in the future) will be taken and the appropriate utility company will be advised of the change in tenancy. These readings will also be supplied to both you as the owner and the new tenant.
A standing order can be set up for all future rental payments.
We will register the property with the Private Residential Tenancies Board.
Renewal of contracts after each year should the tenant wish to extend their lease for another 12 months. There is an additional charge for this.
We can arrange a BER assessment if required. Please note that since January 2009 it is now a legal requirement for any property that is being offered for sale or rent to have a valid BER certificate. This certificate is valid for 10 years provided that there are no material changes to the property that could affect the rating.
