From 1st January 2009 it has become compulsory that all homes being sold or offered for rent provide a Building Energy Rating (BER) certificate. This certificate is an energy efficient label for dwellings with a scale from A to G. Homes that are rated A are the most energy efficient and should have the lowest energy bills and G rated homes are the least efficient with higher energy bills. A BER certificate is only an indication of the energy performance of a home – the actual usage will depend on how the occupants operate their home.
A BER is valid for up to 10 years provided that there is no material change to the dwelling that could affect its energy performance. Non compliance with this regulation may lead to a maximum fine of €5,000.
If you are buying or about to rent a house or apartment you are entitled to a BER so ask the seller, agent or landlord for it.
